Houston Market Update - April 2025

š„ Inventory is up — We’re seeing more homes hit the market, giving buyers more options and negotiating power. But don’t be fooled—the best homes are still going fast.
š Prices? Not crashing, but... Average sales prices are holding steady with slight dips in some areas. The luxury market? Still holding strong. It really depends on your zip code (and I can help you pinpoint yours).
š Interest rates continue to flirt with the 6–7% range. But some buyers are scoring lower rates with builder incentives—especially on new construction.
š§ Are we in a recession yet? There's buzz, but technically, no. Still, some buyers are acting as if we are—looking for deals, watching rates, and moving cautiously.
š„ My Take? Now is a window of opportunity for both sides:
- Buyers: more choice + motivated sellers = better deals
- Sellers: you still have time before the seasonal slowdown hits
