šŸ’„ Inventory is up — We’re seeing more homes hit the market, giving buyers more options and negotiating power. But don’t be fooled—the best homes are still going fast.

šŸ“‰ Prices? Not crashing, but... Average sales prices are holding steady with slight dips in some areas. The luxury market? Still holding strong. It really depends on your zip code (and I can help you pinpoint yours).

šŸ“ˆ Interest rates continue to flirt with the 6–7% range. But some buyers are scoring lower rates with builder incentives—especially on new construction.

🧠 Are we in a recession yet?  There's buzz, but technically, no. Still, some buyers are acting as if we are—looking for deals, watching rates, and moving cautiously.

šŸ”„ My Take?  Now is a window of opportunity for both sides:

  • Buyers: more choice + motivated sellers = better deals
  • Sellers: you still have time before the seasonal slowdown hits
